Access Statement

Our house dates from the 1890’s and has retained many original Victorian features. In order to preserve and maintain the character of the property, we have some access restrictions. However, our aim is to make our house as accessible as we can, in order that as many people as possible can enjoy a stay in our wonderful home in the Eden Valley.

General Information

  • We are located on the edge of Kirkby Stephen, about half a mile, 5-10 minutes’ walk along main road A685.
  • Unfortunately, we regret we are unable to accept dogs.
  • Lockholme Bed and Breakfast is a smoke-free establishment.
  • Children over 12 years are welcome.
  • We hold a Food Hygiene Rating of 5* from The Food Standards Agency, Eden Council from 21/07/2016. Chrissie holds Level 2 Award Food safety in Catering.
  • Breakfast is fully served. If you have any other dietary requirements, special requests or need further information regarding food allergies and intolerances, please let us know at the time of booking or 48 hours before arrival. We can then endeavour to meet your needs.
  • Please let us know if you wish to bring Takeaway food into Lockholme. We are happy for you to use the Breakfast Room for such meals and we can provide crockery etc. for you.
  • An iron and ironing board are available on request, for use in the Breakfast room only.
  • Complimentary toiletries are supplied by The Bath House, Sedbergh, Cumbria.
  • We hold a small Fist Aid kit, can refrigerate any medications or special food and can freeze ice packs if required. Chrissie has undertaken St John’s Ambulance First Aid Training.

Security of Personal Possessions and Belongings

Guests are responsible for their own personal possessions and belongings, including cycles and equipment, while staying at Lockholme Bed and Breakfast. Each room has a lock and keys are provided for the room and Front Door. Lockholme B&B is not liable for any loss or damage of guests’ belongings. There is secure storage available in the garage for cycles and other items.

Public Transport

  • Bus services to Kendal and Penrith, timetables are available at The Upper Eden Information Centre in town or visit cumbria.gov.uk .rains serve Carlisle and Leeds from the station a mile from Lockholme, south of the town on the A685. Cycle hire is available from the centre of town above The Upper Eden information centre.

  • The nearest railway station is 1 mile away, with connections to Carlisle and Leeds. This is the famous Settle to Carlisle railway line. There is a footpath through the fields to avoid the busy road, or use a bus /taxi if you have heavy luggage

Car Parking and Arrival

  • Our Check-in time is from 3.30pm – 7pm. If you wish to arrive outside these times, please let us know in advance.
  • We have limited parking, 2 spaces, to the side and rear of the house. The drive is narrow at one point so care must be taken. South Road offers free unrestricted parking at the front of the house. Guests park and leave their cars at their own risk.
  • There are sensor lights in the carport at side and at the rear by the garage.
  • Please use the front door and ring the bell.
  • We provide you with a key for your room, the front door and the back door.
  • We can help you with your luggage.
  • Complimentary refreshments and cake are provided on your arrival.

Emergency Procedures

  • We, the owner/operators, Chrissie and Joe Halsall, live on the premises of Lockholme, with private rooms on the top floor.
  • We are always available and our contact numbers are

  • Professional Fire Risk Assessment carried out in 23.01.17.
  • A self-assessed Legionnaire Risk Assessment has been carried out November 2016.
  • The main house is fitted with a full, hard wired Fire Alarm System to BS 5839-6:2013 Grade D LD2 as per risk assessment.
  • There are clearly labelled fire extinguishers situated in the ground floor entrance hall, kitchen, first floor landing and second floor landing.
  • The Fire System is professionally tested every 12 months.
  • Each guest room has a fire notice, clearly displayed at the doorway.

Action in the event of Fire or Fire Alarm sounding

  • In the event of a fire please use the nearest call point to activate the alarm.
  • Should the fire alarm sound please evacuate the house by the following route:

Down the main staircase and out of the front door.

  • Official Meeting Point in case of a fire is: The Front Main Gate, 48, South Road.
  • In the event of the fire alarm sounding please ensure that in our absence, someone has called 999 for the Fire Brigade.
  • Emergency information can be communicated verbally on request.
  • Please let us know if you have any concerns about procedures.

Mobility Access

Access to main house

  • This includes the (First floor) front and rear bedrooms, (Ground Floor) entrance hall, guest breakfast room and rear lobby leading to back garden.
  • The rear garden has a tarmacked area, and a lawn with trees and shrubs surrounding. There are two tables and chairs for your use.
  • We have a side driveway leading to a tarmacked area with limited car parking at the back of the house. Part of the driveway is narrow but average sized cars can pass through the car port and securely park at the rear. South Road offers free unrestricted parking at the front of the house. There is secure storage for cycles.
  • During the hours of darkness, there occasional streetlights on South Road. The main front door has a central light and there are two security sensor lights at the rear, one in the car port and one on the garage.
  • Guests can be dropped off within 4 metres of the front steps. Car parking is within 6 metres of the front steps.
  • There are 7 steps leading into the house (height 19cm) with large pillars on either side and at the top and bottom.
  • There is one step (11cm high) at the main front door.
  • The main front door has a small lip (4cm high) leading into a front porch. This has Victorian tiles on the floor and a coir mat inset leading into the main entrance hall. There is a boot rack available and pot for walking poles.

Accessibility within main house

The Breakfast Room

The Breakfast Room is used for breakfast and for relaxation.

  • There is an open coal fire with fire guard.
  • Short pile carpet.
  • Two armed chairs for anytime use!
  • Breakfast is served around a large pine farmhouse table.

Breakfast is a mixture of table service and self-service. Please let us know if you have any specific requirements for breakfast.

Entrance Hall and Rear Lobby leading to garden

  • Original Victorian tiles are in the hallway.
  • There is a small lip at the back door (4cm high) leading into the rear porch.
  • Rear porch has vinyl floor covering and there is another small lip (11cm high) at the outer back door. There is a boot rack and pot for walking poles, and drying facilities are available.

First Floor Guest Accommodation

From the hall, there is a flight of stairs, with 9 stairs (19cm high) leading to a half landing, and then a further 7 stairs (19 cm high) to the first-floor landing. The floors throughout all halls, landings and stairs are fitted with a short pile carpet.

Room 1 The Nine Standards

  • The bedroom floor has a fully fitted carpet.
  • Flat screen colour TV with Freeview, tea tray, electric kettle and hairdryer and complimentary toiletries in the room.
  • Beds are of a standard bed height with wooden headboards and can be arranged either as a super king-size double or twin bed. We use synthetic duvets and pillows.
  • Within the ensuite is cushion floor vinyl.
  • There is a toilet, basin and large shower cubicle, fully tiled.
  • Bathroom fittings are standard and a support/grab rail is fitted in the shower.
  • Heated towel rail.
  • The window is dressed with curtains and a blackout blind.
  • This room is at the front of the house, has one double glazed window overlooking open fields, Hartley Fell and The Nine Standards beyond.

Room 2 Pennine View

  • Fully fitted carpet.
  • Flat screen colour TV with Freeview, tea tray, electric kettle, complimentary toiletries and hairdryer in the room.
  • Beds are of a standard bed height, and can be arranged either as a super king-size double or twin bed. We use synthetic duvet and pillows.
  • The floor surface within the ensuite is cushion floor vinyl.
  • There is a toilet, basin and large shower cubicle, fully tiled.
  • Bathroom fittings are standard and a support/grab rail is fitted in the shower.
  • Heated towel rail.
  • The window is dressed with curtains and a blackout blind.
  • The room is at the front of the house, has one double glazed window overlooking open fields, Hartley Fell and The Nine Standards beyond.

Private Bathroom

  • There is a bath and a stand-alone shower, wash basin and toilet.
  • The floor surface is cushion floor vinyl.
  • Bathroom fittings are standard and support/grab rails are fitted in the shower. The bath has a handle on either side.
  • Complimentary toiletries are provided.
  • The room is at the back of the house, has one double glazed window, with half opaque glass, overlooking the back garden and hills beyond.

Room 3 Eden Valley

  • The bedroom floor has a fully fitted carpet.
  • There is a flat screen colour TV with Freeview, tea tray, electric kettle, complimentary toiletries and hairdryer in the room.
  • The Twin beds are of a standard bed height with wooden headboards. We use synthetic duvet and pillows.
  • The floor surface within the ensuite is cushion floor vinyl.
  • There is a toilet, basin and large shower cubicle, fully tiled.
  • Bathroom fittings are standard and a support/grab rail is fitted in the shower.
  • There is a heated towel rail.
  • The window is dressed with curtains and a blackout blind.
  • The room is at the back of the house, has one double glazed window overlooking the back garden and hills beyond.

The Cosy Room

  • The small single bedroom has a fully fitted carpet.
  • There is a flat screen colour TV with Freeview, tea tray, electric kettle and hairdryer in the room.
  • The single bed is of a standard bed height with metal headboard. We use synthetic duvet and pillows.
  • There is a small vanity unit and washbasin.
  • The window is dressed with curtains and a blackout blind.
  • The room is at the front of the house, has one double glazed window overlooking open fields, Hartley Fell and The Nine Standards beyond.
  • This room can have sole use of the private bathroom and a towelling dressing robe is provided.

The Garden and Grounds

  • The front garden is planted with many shrubs, flowers and small trees with small pathways. There is a bench by the front bay window for guest use.
  •  At the back of the house is a private garden, with tarmac and grass surfaces and seating areas. There are two tables and garden chairs for your use.
  • The side driveway is tarmac. There are 3 steps (9cm, 13cm and 17cm high approx.) from the side driveway to the front of the house.

Accessibility for people with Hearing Impairment

  • All rooms have a TV and headphones are available in the ‘Bits and Bobs’ box.
  • Guests are normally shown to their rooms, and everything about the room explained to them. Also, all the information about the house is contained within a folder in the room. Of course, we will answer any questions and do our best to make your stay wonderful!

Accessibility for people with sight impairment

  • A magnifying glass is available in the Breakfast Room.
  • Additional lighting for all rooms is available on request.
  • Guests are normally shown to their rooms, and everything about the room explained to them. All the information about the house is also contained within a folder in the room, and this can be relayed to guests as required. Of course, we will answer any questions and do our best to make your stay wonderful!
