Terms and Conditions

We look forward to welcoming you. When you make your booking, you are entering an agreement with us. Please read our terms and conditions of booking below.

Payment Details
For all bookings, we require a Cash, Pingit or BACS bank transfer non-refundable deposit, to secure the booking. The Balance Payment can be made on the day of departure by cash, Pingit and BACS bank transfer. Extended stays (4 days +) may be required to pay on or prior to arrival.
N.B. Please note we currently do not have a Credit Card Machine.

Prices
The price includes accommodation and breakfast. There are also complimentary tea and coffee making facilities in all rooms. Guests are welcomed with complimentary refreshments and homemade cake.

Guest Cancellation
Once you have booked your stay and paid the deposit, our agreement is a legal contract.
If you need to cancel please contact us as soon as possible.
We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.
Cancellations can be made up to 5 working days prior to the arrival date without further charge.
For cancellations within 5 working days of the arrival date, we reserve the right to invoice for the remainder of the booking fee. We will return the deposit paid only if we are able to re-book the room. Payment will be due immediately on receipt of the electronic invoice. Your booking does not include any cancellation insurance. It may be appropriate to have private travel insurance to cover the booking.

Non-availability
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund any monies paid by you. Our liability would not extend beyond this refund.

Arrival
Your accommodation will be available to you from 3.30pm on your day of arrival. Please let us know if you are to arrive earlier or later, as alternative Check-in arrangements may need to be arranged. You are most welcome to arrive earlier to park your car and a bag drop off can be made with prior arrangement. We do not offer any other services or facilities prior to 3.30pm, unless pre-arranged.

Departure
Please be ready to leave your accommodation by 10.30am on your day of departure. Your invoice for your accommodation will be payable on departure, if not already paid. Should you wish to leave luggage for later collection please let us know in advance.

Damages and Breakages
Please take care of our accommodation. You are responsible and liable for any breakages or damages which you cause, to the accommodation and its contents. Please let us know of any instances as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice if the damage or breakage is significant. We ask you to report the damage as soon as it occurs. Wilful damage will incur the full cost of replacement or repair.

Guest Behaviour
We will not tolerate any type of abusive, violent or unacceptable behaviour towards ourselves or any fellow guest. In the event of that type of incident, you and the rest of your party may be required to leave immediately and the booking terminated. The total amount of the booking will be chargeable.

Guest Areas
As we are a small home owner run B&B, the guest areas of the house and the grounds are for the use of our guests only. If guests wish to have visitors, then this must be agreed by us in advance.
